The Right Selling Price Affects Your Bottom Line

PRICING A HOUSE
When you’re selling your home, the price you set is a critical factor in the return you’ll receive. It is utmost important to establish a right price. House should not be tagged with very ambitious price. Over priced properties remain unsold for a longer period of time and loses its freshness.
Due to:
  • Limits showings. Other salespeople may be reluctant to view your home.
  • Used as leverage. Other realtors may use this home to sell against homes that are better priced.
  • Extended stay on the market. When a home is on the market too long, it may be perceived as defective. Buyers may wonder, “What’s wrong,” or “why hasn’t this sold?”
  • Lower price. An overpriced home, still on the market beyond the average selling time, could lead a lower selling price. To sell it, you will have to reduce the price, sometimes, several times. In the end, you’ll probably get less than if it had been properly priced at the start.
  • Wasted time and energy. A bank appraisal is most often required to finance a home.

On the other hand if priced low in the market will attract multiple offers and drive the price up to the market level. In fact market forces i.e. Demand and supply the major deciding factors.

In order to reach a more informed decision about fixing the price:
·         Find listings of the same neighbourhood comparable houses sold during last 3 to 6 months period.
·         Comparable houses should be within 250 meters to 500 meters radius.
·         Neighbourhood dividing lines like main highways, railroads or other barriers change priorities drastically, and affect value of houses a lot.
·         Compare lot sizes within 10% plus minus range of the subject property.
·         Age factor is very important while comparing properties. Properties of different ages are valued differently.
·         Market conditions
·         Condition of your home
·         Repairs or improvements required
·         Time frame
Realtors have known it for years – Well-kept homes, properly priced in the beginning always get you the fast sale for the best price! And that’s why you need a professional to assist you in the selling of your home.
